Demand for senior living & global healthcare is creating another independent demand engine in Gurugram

Gurugram is Rapidly Emerging as one of India’s Strongest Hubs for Serviced Apartments

Serviced Apartments + Medical Tourism + Senior Living + Corporate Accommodation + Hospitality Services.

Gurugram is emerging as one of India’s strongest hubs for serviced apartments because it combines corporate demand, international connectivity, healthcare, premium residential development and a large population of mobile professionals in one concentrated market. The key point is that serviced apartments solve a very specific problem that conventional hotels do not always solve well: comfortable, flexible accommodation for stays ranging from a few days to several months.

Why Gurugram is particularly suited to this model

1. It is NCR’s dominant corporate centre

Gurugram has an enormous concentration of multinational companies, IT/ITeS firms, BFSI companies, consulting firms and GCCs. JLL estimates that the city's Grade-A office stock approached 100 million sq. ft. in 2025, while Gurugram accounted for around 65% of NCR's office leasing in H1 2025.

That creates a continuous flow of:

  • - Expatriates
  • - Senior Executives
  • - Consultants
  • - Project Teams
  • - Employees Relocating to NCR
  • - Corporate Visitors
  • - Vendors and Technical Specialists

2. GCC expansion is creating a new accommodation demand

Global Capability Centres are becoming an important driver of India's office market. In FY25, GCCs accounted for 42% of India's office absorption, with leasing reaching 31.8 million sq. ft. Gurugram is particularly well positioned because of its established ecosystem of global corporations and skilled professionals. As companies expand, serviced accommodation becomes part of the supporting infrastructure required for employee mobility and business travel.

3. The hotel is not always the ideal product for an extended stay for a three-night business trip, a hotel works perfectly.

For a 30-, 60- or 90-day stay, however, an apartment can be considerably more attractive. A good serviced apartment can provide:

This is particularly relevant to Gurugram because corporate relocations and project-based assignments can last several weeks or months.

4. International business connectivity strengthens the model

Gurugram benefits from proximity to Indira Gandhi International Airport, Delhi and the wider NCR transportation network. That makes it attractive not only to domestic corporate travellers but also to international executives, expatriates, consultants and overseas investors who need accommodation close to their workplace.

The combination of airport access + corporate districts + residential infrastructure is particularly powerful for serviced apartments.

5. Healthcare is creating another independent demand engine

Gurugram has developed into an important healthcare destination, with institutions such as Medanta and other major hospitals attracting patients from across India and overseas. This creates a different serviced-apartment customer:

Patient + attendant + family.

A medical traveller may need accommodation for two weeks, one month or longer, making an apartment with a kitchen, living room, laundry and multiple sleeping spaces much more practical than a conventional hotel room. This is an important reason why the Gurugram serviced-apartment market is becoming more diversified than simply corporate accommodation.

6. Gurugram has a large residential ecosystem that can be converted into hospitality inventory

Unlike some pure business districts, Gurugram has enormous residential development alongside its office market. Apartments in locations such as Golf Course Road, Golf Course Extension Road, DLF Phase areas, Sushant Lok, Sector 40–57, Sohna Road and other established neighbourhoods can potentially serve as extended-stay accommodation.

This allows operators to build inventory without necessarily constructing a conventional hotel from scratch. The market already demonstrates this diversity from purpose-oriented serviced accommodation such as BedChambers Serviced Apartments, MG Road to extended-stay products such as Loop by Zolo Baani Square, Gurugram.

7. Corporate India is itself becoming more flexible

There is a broader structural shift happening in commercial real estate. Cushman & Wakefield reports that Delhi-NCR recorded 4.1 million sq. ft. of office leasing in Q2 2026, with IT-BPM companies, flexible workspace operators and professional services firms among the leading occupiers. Gurugram remained the dominant office market.

The same preference for flexibility is naturally spilling over into accommodation. Companies increasingly want accommodation that can be scaled according to:

  • - Project Duration
  • - Employee Deployment
  • - Relocation Schedules
  • - Business Requirements
  • - Number of accompanying family members.

Serviced apartments fit this requirement extremely well.

8. Gurugram is developing a complete "live-work-stay" ecosystem

This may actually be the most important factor. Gurugram is no longer simply an office market. It increasingly offers:

OFFICES → RESIDENCES → RETAIL → HOSPITALS → HOTELS → ENTERTAINMENT → AIRPORT CONNECTIVITY

That creates an ecosystem in which serviced apartments naturally occupy the middle ground between residential housing and hospitality.

And the market is already large enough to support multiple formats: from premium corporate accommodation such as AIR By Ahuja Residences and AVA Hotels and Corporate Stays Golf Course to more affordable extended-stay offerings.

The bigger opportunity, I would therefore look at Gurugram's serviced-apartment opportunity as five overlapping markets:

Corporate Stay

Executives, consultants, expatriates and project teams.

Relocation Stay

Families moving to Gurugram while searching for permanent housing.

Medical Stay

Patients and attendants coming to Medanta and other hospitals.

Hospitality Stay

Travelers wanting apartment-style accommodation instead of hotels.

Senior/Assisted & Lifestyle Stay

Longer-duration residents looking for professionally managed accommodation with hospitality services.

This is why Gurugram has the potential to become much more than a "serviced apartment market." It can evolve into a major managed living and extended-stay hospitality market.

And there is a particularly interesting opportunity for Lamose Gratitude84. This project offers senior living, serviced apartments and medical tourism, Gurugram is unusually well positioned for a product that combines:

Serviced Apartments + Medical Tourism + Senior Living + Corporate Accommodation + Hospitality Services.

That creates a considerably broader addressable market than conventional serviced apartments.

The strongest proposition could be:

"A professionally managed home away from home for corporate executives, medical travelers, senior residents and their families."

That positioning could be especially compelling in Gurugram because the city's corporate, healthcare and international-travel demand overlap geographically.
